Abstract
The case “RERA: A Real Estate Mediator” focuses on the concerns of developers, customers and authorities in the Indian real estate market following the 2008 global financial crisis and how the Real Estate (Regulation and Development) Act, 2016 (RERA) is striving to resolve these issues. The case protagonist, Gautam Chatterjee, head of the RERA in Maharashtra (MahaRERA), was in a very tricky spot due to various internal factors in the real estate market and also because of the recent uncertainty in the environment due to the regulatory push. The focus of the Mint India Investment Summit, Chatterjee needed to take decisions that can be implemented to ensure the on-ground success of the RERA in resolving the current problems in the years to come. The case starts with the description of the Indian real estate market prior to the RERA and the main concerns of the three stakeholders—buyers, developers and authorities. As the case progresses, problems related to the RERA are highlighted. The second part of the case talks about the recommendations to these problems based on primary and secondary research. The case closes with the future of the commercial and residential real estate sectors in the wake of the COVID-19 crisis and how the RERA can be implemented in such a situation.
